What is real estate crowdlending?

Real estate crowdlending, also called collective loan-based financing, is a model in which many people collectively lend money to a developer, builder or property owner in order to fund a real estate project. In exchange, each lender receives periodic interest and the return of the capital at the end of the term.

Unlike equity crowdfunding, in crowdlending you do not buy a share of the property. Your relationship is that of a creditor: you lend capital in exchange for an agreed return, on a defined schedule, backed by project guarantees such as mortgages, trusts or promissory notes.

How much capital is needed to start?

It depends on each platform. In Ecuador and the region, minimum tickets are typically between USD 50 and USD 500 per operation.

Are the returns guaranteed?

No. The target rate is contractually agreed but is subject to project performance. No serious platform guarantees returns.

How are lenders protected?
